Preparing Your Home for the Market (While You’re Still Living In It)

Selling a home in Silicon Valley often means balancing two realities: keeping your life running smoothly while presenting your property in its best light. For our clients across Sunnyvale, Santa Clara, and San Jose — and increasingly in luxury markets like Los Altos, Los Gatos, Monte Sereno, and Saratoga — moving out before listing just isn’t practical. The good news? With a few intentional strategies, you can keep your home show-ready without turning daily life upside down.

Here are some proven tips for preparing your home for the market that we share with our clients:

1. Safeguard Valuables and Essentials

When buyers tour your home, small details matter — but safety and peace of mind matter most. Store valuables, important documents, and medications securely out of sight. This not only protects your belongings but ensures buyers feel comfortable exploring every room.

2. Declutter (Especially at Kid-Level)

Buyers notice surfaces and spaces more than objects. Declutter countertops, shelves, and especially areas that are within easy reach of children. Fragile or sentimental items are safest packed away early — and you’ll thank yourself later when moving day comes.

3. Create Flexibility With Showings

If you’re living in your home during the sale, you deserve boundaries. We use a “Call Before Showing” (CBS) code system, which requires buyer’s agents to confirm with us before they can access your property. It gives you extra control and notice, while still keeping the process smooth for serious buyers.

4. Keep the Lockbox Off the Door

Robert Gosalvez, Realtor with RG2020 Real Estate Services, demonstrating a floating lockbox above a branded ‘Welcome Home’ doormat. This setup gives sellers in Sunnyvale, Santa Clara, Los Altos, and Los Gatos more flexibility when living in their home during the sale.

Instead of placing the lockbox directly on the front door handle, we let it “float” — positioned discreetly nearby. This way, you can easily bring it inside when you don’t want showings. It’s a small detail that makes a big difference in giving sellers confidence while their home is on the market.

5. Balance Lifestyle and Market Appeal

Ultimately, buyers want to imagine themselves in your space. Neutralizing décor, maintaining squeaky-clean bathrooms and kitchens, and letting in natural light go a long way. But remember: this is still your home until it sells. We work closely with clients to strike the right balance between daily comfort and market-ready presentation.

At RG2020 Real Estate Services, we specialize in guiding sellers through every stage of the process — from staging to security, from scheduling to negotiations. Preparing your home while living in it doesn’t have to feel overwhelming. With the right systems and support, you can protect your peace of mind and maximize your property’s appeal.
