A recent example


We recently worked with a homeowner who sold a 1,500 square feet property on a typical Silicon Valley lot—approximately 6,000 square feet.


The home sold for $2,875,000


Instead of stretching significantly beyond that number, they made a move that surprised even them.


They purchased a home in Almaden Valley:


  • Nearly 3,000 square feet

  • Close to an acre of land

  • Surrounded by trees and open space

  • Purchase price: $2,775,000.


It’s not about Almaden


This isn’t about one neighborhood versus another.


It’s about understanding what your current home might make possible—especially when you’re open to looking at options a little differently.


For some homeowners, that might mean:


  • More land

  • More privacy

  • A different pace or setting


For others, it may look completely different.



Where Proposition 19 can come into play


Another piece of the puzzle for some homeowners is California’s Proposition 19.


In certain situations, it allows you to:


  • Transfer your property tax base to a new home anywhere in California

  • Move to a higher-priced property and still retain some tax benefit

  • Take advantage of specific timing and eligibility guidelines


It’s not one-size-fits-all, but when it applies, it can meaningfully impact what a move looks like financially.



A different way to think about “what’s next”


Sometimes the conversation isn’t:

“Can I afford more?”

Sometimes it’s:

“What could this already allow me to do?”
